In Queensland a dividing fence between neighbours is usually a shared cost. The easy first step is a quick chat with your neighbour to agree on the style; if you'd rather make it formal, a Notice to Contribute sets out the proposed work and cost so everyone's agreed before it starts. Most standard residential fencing up to 2m doesn't need council approval, though pool barriers must meet the Queensland pool safety standard and some heights, retaining situations or corner blocks have extra rules. Length and height

Fencing is quoted per metre, so the run sets the base figure. Stepping up from 1.8m to 2.1m adds posts, rails and sheet on every metre of it — a bigger jump than most people expect.

Ground and access

Rock, reactive clay and buried concrete all slow the post holes down. A backyard the machine cannot get into means every hole and every panel goes in by hand.

Removing the old fence

Demolition, tip fees and digging out old footings are real line items. A clear boundary with nothing standing on it is always the cheapest fence to build.

Slope and retaining

A fence on a fall is either raked or stepped, and both add labour. If the ground has to be held before the fence goes up, that is a retaining job first and a fencing job second.

Gates and hardware

Every gate is a small build of its own. Pedestrian, double, sliding or automated — the width, the drop and the motor each change the number.

One thing that is never a line item: cyclone-rated fixing.
